  • We conduct a thorough tenant screening process to ensure reliable and responsible renters. This includes a credit report review, background check, employment verification, rental history, and income assessment. Our goal is to place tenants who meet financial requirements, have a history of on-time payments, and will respect your property.

  • No, we do not charge maintenance markups or hidden fees. Unlike some property managers who profit from repairs, we work with independent contractors and pass the actual cost directly to you. We also don’t charge oversight fees for coordinating maintenance or larger projects. Transparency is our priority.

  • We make rent collection seamless by providing tenants with an easy online payment system. Rent is due on the 1st of each month, and once received, we process and directly deposit owner distributions into your account. You’ll also receive detailed monthly statements and have access to real-time financial tracking through our Owner Portal.

  • If a tenant doesn’t pay rent on time, we follow a structured process to protect your investment. We send reminders and notices per lease terms and California law. If payment is not received, we initiate legal steps, including serving a pay-or-quit notice. In cases of continued non-payment, we handle the eviction process if necessary. Our goal is to ensure minimal disruption while complying with all legal requirements.
