Step 1: Property Walk-Through – Vacant or Occupied

If the property owner is available, we’ll schedule an in-person walk-through of the home. If not, we’ll conduct a site visit independently, using a detailed checklist to assess the property, take photographs, and provide a full report.

For occupied homes, we coordinate with tenants to schedule a convenient time that minimizes disruption and respects their schedule.

Our Walk-Through Process Includes:

  • Conducting a thorough property inspection based on our checklist.

  • Taking detailed photos to document the home’s condition.

  • Reviewing findings virtually or over the phone with the property owner.

Our goal is to ensure you feel confident and informed about your property’s condition, whether vacant or occupied.

Step 2: Property Improvements & Recommendations

Using California State Standards, we provide recommendations to prepare your home for rental readiness. If improvements are needed, we obtain bids from independent contractors who are not affiliated with Top Coastal Property Management.
