Tenant Security Deposit

Most tenants prefer to receive the highest amount of their security deposit back when they vacate a property. This is a general overview of the process of vacating a property:

1) Provide a valid, written 30 Day Notice if you’re on a month-to-month lease. Upon the receipt of your notification by our office, you will be liable for the entire 30 days of rent.

2) Pay your rent on time. The final month's rent is not included in your security deposit. Rent is still due for the final month you are a tenant.

3) You must return the keys, garage remotes, and other items to us, in person, after you move out. Until they are returned, you are liable for the rent. On your final day, don't just leave the keys on the counter at the rental. We must be informed in writing that you have vacated.

4) Please give us your accurate forwarding address.

5) Leave the property in good condition. For reasonable wear and tear, we won't charge you. Anything more than that may be subject to a fee. The most typical fees are for trash pickup and cleaning. Don't simply throw away anything you don't wish to keep. Clean up the property. Use a professional carpet cleaner if you decide to clean the carpets yourself, or pay close attention to the carpet cleaning unit's instructions.
